# Ruma

> Ruma (stylised RUMA) is property management software (PMS) with a built-in channel manager for small accommodation businesses in Greece: villas, apartments, rooms-to-let (ενοικιαζόμενα δωμάτια), small hotels and small rental agencies. It was built in Halkidiki for non-technical, mobile-first owners who run their bookings from phone calls, notebooks and spreadsheets. One Season Pass costs €250 per year (regular price €500) with unlimited properties and staff and no booking commission.

Ruma replaces the notebook and the Excel file with one booking calendar. Bookings from Airbnb, Booking.com, Vrbo, the phone or WhatsApp land on the same calendar; every booking shows whether it has no payment, a down payment, or is fully paid; and a confirmed booking becomes an invoice in one click, with Greek taxes (VAT, climate resilience fee) calculated per booking. Ruma's primary market is Halkidiki (Nea Kallikrateia, Kassandra, Sithonia) and it works anywhere in Greece.
